Planning, Consultation & Site visit
You want your garden room done right — and it all starts with clarity.
Before any building begins, you deserve to know exactly what’s possible, what’s required and how to bring your vision to life without surprises or setbacks. That’s why our process begins with a conversation. We listen to what you need, ask the right questions and guide you through the options so you feel confident from the very first step.
We help you navigate planning — especially for golf simulators.
If you're planning a golf simulator room, size matters… and it often means planning permission is essential. You don’t have to figure that out alone. Our team can liaise directly with your local authority, prepare what’s needed and walk you through the process so everything stays smooth, compliant and stress‑free.
A site visit brings the whole picture into focus.
Every successful project starts with understanding the space we’re building in. During your site visit, we assess:
- ground levels
- soil type
- access to the site
- any groundworks needed
- trees, foliage or obstacles that may need removing
This helps us confirm feasibility, identify potential challenges early and ensure the final design fits your garden perfectly.
We guide you from first conversation to complete clarity.
With Qbic Space, you’re never left guessing. We make the planning and preparation simple, clear and reassuring — so your project starts strong and ends exactly the way you imagined.
Ground Screw Foundations
A reliable foundation starts with understanding the ground beneath your project — and that’s why every Ground Screw installation begins with a Ground Screw Test. This simple on‑site test checks soil strength, stability and load‑bearing capacity to ensure the screws will perform exactly as they should. Sometimes, the test reveals issues such as loose (gravel) or waterlogged soil, high clay content, voids, buried debris, or ground that simply can’t hold the required load. When that happens, it isn’t a setback — it’s clarity. And clarity helps us guide you toward the best solution. If Ground Screws aren’t suitable, we offer proven alternatives such as reinforced concrete pads, or a full concrete slab, each chosen to match your soil conditions and the size of your garden room. Whatever the test reveals, you can move forward with confidence knowing your foundation is engineered for long‑term strength, stability and peace of mind.
Delivery
What to Expect on Delivery Day
When your build day arrives, we want you to feel excited — not stressed. That’s why we handle everything from the moment your materials reach your driveway.
Your Structural Insulated Panels will arrive on a scheduled lorry at an agreed time, and our team will be there to meet it. We unload every component carefully and place it exactly where it needs to be, making sure your garden stays tidy and organised throughout the process.
Build Commences
Once everything is on site, the build begins. We start with the floor system — the foundation of your new Garden Room — and from there, you’ll see your space take shape surprisingly quickly. Walls go up, the structure locks together, and by the end of day one, you’ll already be able to visualise the room you’ve been imagining.
We work efficiently, respectfully and with clear communication at every step. You’ll always know what’s happening, what’s next and how the build is progressing. Our goal is simple: to make this part of the journey smooth, enjoyable and completely hassle‑free for you.
Your new space starts here — and we’re with you every step of the way.
Seeing your Space come together
In this stage of the build, your garden room is beginning to rise from the ground. The floor has already been installed, and the first Structural Insulated Panels are now standing in place, forming the early shape of your new space. Each panel is positioned carefully and supported temporarily to ensure everything is level, straight and perfectly aligned. Additional SIPs are neatly arranged on site, ready for the next steps of assembly ensuring the build progresses cleanly and efficiently. It’s the moment where your vision becomes something you can actually step into.
Securing the Structure Against the Elements
At this point in the build, your garden room is quickly moving toward becoming fully enclosed. The SIP structure has been wrapped in a protective weatherproof membrane, ensuring the interior stays dry while construction continues. You can see our team working on securing the roof structure, carefully positioning each component to create a solid, watertight shell. This stage marks an exciting transition — the moment your new space is protected from the elements and ready for the detailed finishing work that brings everything together.
Cladding That Brings Your Vision to Life
The Golf Simulator Room begins to reveal its final character as the Vinylit Duo and Quattro cladding is carefully installed. Each panel is positioned with precision, creating the clean, modern exterior that Vinylit is known for — durable, low‑maintenance and beautifully consistent in finish. As our team works their way along the structure, you can see the transformation happening in real time: the raw shell evolving into a refined, contemporary space that blends effortlessly with the surrounding garden. This is the moment your Golf Sim starts to look and feel complete, with the cladding giving it the polished, long‑lasting appearance you envisioned.
Cladding complete
With the Vinylit cladding now fully installed, your garden room is beginning to look every bit as refined as the finished space you’ve imagined. This stage is where the exterior truly comes together — the sharp corner trims, contemporary wall lights and clean architectural lines all working in harmony to complete the look. The doors are now fitted, giving the building its final shape and framing the entrance beautifully. In the foreground, you can see a member of our team preparing the base for the steps that will lead up to your new room, ensuring safe, solid access that complements the overall design. It’s the moment where your garden room shifts from construction to completion — a space that’s almost ready to enjoy.
Bespoke Access
The access steps begin to take shape with the same level of thought and craftsmanship that’s gone into the build itself. The blockwork foundations are being carefully constructed to create a strong, long‑lasting structure. They’ve been purpose‑built to complement the existing steps in the property, ensuring a seamless visual connection between the garden room and the home. At the same time, their layout is shaped to fit the lines of the new building and integrate naturally with the surrounding planting beds, creating an entrance that feels both intentional and beautifully balanced within the garden.
Exterior completed
With the exterior now complete, your garden room feels every bit like the modern, inviting space you imagined. The crisp Vinylit cladding gives the building a clean, contemporary look, while the doors open out to create a bright, welcoming entrance. The finished steps guide you naturally up to the room, their shape and finish working seamlessly with the garden around them. Every detail has been chosen to complement your home and blend beautifully into its surroundings, creating an exterior that feels purposeful, polished and ready to enjoy from the very first moment you step inside to your new Golf Simulator room.
Powerful Bespoke Technology
Behind every Qbic golf simulator room is a powerful layer of bespoke technology designed to deliver accuracy, realism and reliability. We don’t rely on off‑the‑shelf systems — instead, your simulator is powered by custom‑built hardware engineered specifically for performance. And thanks to our sister company, Qdos Digital, you benefit from the expertise of an established IT specialist that designs, specifies, supplies and installs all the tech within your room. From high‑end PCs built for smooth simulation to fully integrated networks, displays, projectors, sound systems and sensors, every system is configured with precision. It’s the perfect partnership: Qbic creates the space, Qdos powers the experience, and together we deliver a simulator room that performs as good as it looks.
Climate Control You Can Rely On
To ensure your golf simulator room feels comfortable all year round, we work with dedicated air‑conditioning specialists who design, supply and install high‑quality climate control systems. These aren’t generic units — they’re chosen specifically to suit the demands of a simulator space, keeping temperatures stable during long practice sessions and maintaining a perfect environment whatever the season. Our trusted AC partners bring the same level of expertise and attention to detail that you’ll find throughout the entire build, giving you a room that not only looks incredible but performs flawlessly, no matter the weather.
Acoustic by design
To create a space that both performs beautifully and looks exceptional, we install a combination of protective panels and high‑quality acoustic wall treatments throughout your simulator room. The image shows the rich contrast between the engineered timber slat panels and the faux dark charcoal suede protective sections, designed not only to absorb impact but to enhance the room’s overall aesthetic. These soft‑touch suede panels protect the walls from wayward shots while helping to manage sound within the space, ensuring every practice session feels controlled, comfortable and premium. It’s a blend of style and function that elevates the room far beyond a standard simulator setup — giving you a space that looks as good as it performs.
Precision Performance with TrackMan iO
For this golf simulator room, we’ve equipped the space with the TrackMan iO, ensuring the client benefits from one of the most accurate and advanced indoor tracking systems available today. Installed and calibrated specifically for this room’s dimensions, lighting and hitting position, the TrackMan iO provides precise ball and club data, realistic ball flight and an immersive experience that perfectly matches the quality of the build. By integrating the system seamlessly into the room’s bespoke layout, the finished simulator delivers exceptional performance—turning this garden room into a true year‑round training and entertainment space tailored entirely to the homeowner.
The Finished Space
With every element now in place — from the precision‑engineered simulator technology to the tailored acoustic finishes and seamless turf underfoot — this garden room has become a truly immersive space to practice, play and unwind. What began as an idea in the garden is now a fully realised golf simulator environment, crafted with care, engineered for performance and designed to be enjoyed all year round. It’s a perfect example of how thoughtful design, specialist expertise and quality craftsmanship come together to create a room that doesn’t just look exceptional, but elevates every moment spent inside it. For this homeowner, it’s more than a build — it’s a personal golf sanctuary, just steps from their back door.
